What do DTCP, CMDA and RERA approval mean for a plot?
In Tamil Nadu, residential layouts are approved by the Directorate of Town and Country Planning (DTCP), or by CMDA inside the Chennai Metropolitan Area. Larger layouts must also be registered with the Tamil Nadu Real Estate Regulatory Authority (TNRERA). Approval confirms the layout, roads and land use were sanctioned. Each project page lists the approval references we hold, and you can ask to see the documents before booking.
Which documents should I check before buying a plot?
At minimum: the sale deed and parent documents, a recent encumbrance certificate (EC), patta and chitta, the approved layout plan with its approval letter, and the RERA registration where applicable. We share these for our own projects and encourage you to have them reviewed independently.
Can I visit the site before booking?
Yes. Use “Book a site visit” on any project page, or call or WhatsApp us, and we will arrange a visit on a day that suits you.
How do I know a plot shown on the website is still available?
Plot status on project pages comes straight from our sales inventory. Each project also shows when its inventory was last confirmed by our team. Availability can change quickly, so please confirm with us before you travel or make a payment.
I live outside Chennai or abroad. Can you look after my property?
